Town planning aims to increase the disaster resilience of urban communities. Typically, the planning process examines the town's vulnerability to artificial and natural disasters. For instance, industries in the area could cause water or air pollution. In this case, the city must develop pollution laws restricting industries from polluting the environment. For instance, industries could be compelled to integrate modern technologies that remove dangerous elements from fumes emitted by the industries. Moreover, they could be required to conduct water purification and recycle water. 

In some cases, the area's topography could predispose it to floods. In this case, the town plan aims to create effective stormwater drainage systems, flood plains and detention basins to manage flood water. Moreover, the residents could be compelled to retrofit their homes to increase their resilience to flood and storm damage. If the area is susceptible to wildfires, the town plan could build the capacity of the firefighting department. Moreover, the plan could introduce cladding regulations to protect properties from fire damage.  

Ensuring Adequate Amenities

A significant benefit of town planning is that it guarantees modern and practical amenities. For instance, the town planning committee evaluates the efficiency of existing transport infrastructure. Ideally, the town plan establishes functional road designs that help prevent traffic jams as you access the different zones in the area. Ideally, the transport network must be futuristic. For example, the town plan could leave an allocation for cable cars or trams to be installed in the future to ease congestion. The town plan must also set aside recreational areas such as parks for the city residents. Remember, parks also increase the allure of cities and help purify the air. 

Preventing Land Depreciation  

A town plan goes a long way in ensuring the appreciation of real estate. Ideally, the plan divides the town into residential, commercial, mixed-use and industrial zones. This way, you do not find an industry in a residential or commercial area. Remember, such an installation could significantly affect the value of properties since buyers would be concerned about noise pollution from the industry. The town plan also sets subdivision regulations. For instance, people who wish to subdivide their properties could be compelled to ensure the new plots have access roads, water, power and drainage systems. Such regulations help improve the demand and value of the real estate.
